This position is responsible to be procurement’s primary point of contact for global real estate and facilities-related projects and initiatives. This role also leads the company Professional Services procurement needs. This position has a major impact on the company’s ability to deliver on its evolving real estate and facilities, and professional services strategies. This position will successfully launch new projects on time, deliver within budget as well as meet quality, cost and delivery objectives. Additionally, this position will continuously and proactively investigate new suppliers and technologies in order to submit ideas to stakeholders and category management to maintain a funnel of opportunities to support the organizational goals.
Real estate, facilities, and professional services primary procurement point of contact for all new and existing projects and will contribute as the subject matter expert for contract and sourcing strategy and planning.
Execute procurement tasks to support on time project launches, delivering quality products, while achieving cost targets to align with successful launches
Work closely with category managers to coordinate new programs and award new business that align with commodity strategies, while leveraging preferred suppliers
Utilizes the strategic sourcing process, including the RFI/RFx process on a global basis. Manages supplier selection process and ensures supplier selections are based on sound selection criteria
Negotiate and execute statement of work (SOW) and supply agreements by aligning with cross-functional teams for long term success
Define sourcing requirements, supplier decisions, risks, cost considerations, etc.
Own relationships with suppliers through contract process and efficiently/effectively transition ownership to assigned stakeholder
Proactively and consistently assess, analyze, consolidate, and communicate risk & status clearly and succinctly, to stakeholders
Lead supplier performance reviews for real estate, facilities, fleet and professional services projects
Continuously improve processes and eliminate roadblocks
Support Due Diligence and Company Acquisitions
Attend conferences, identify, screen and visit protentional new suppliers to generate new product ideas
Incorporate diversity and inclusion into strategy development
Includes safety and business continuity / risk assessment in strategy development
Qualifications - External Qualifications
Bachelor's Degree required; MBA desirable. CPM preferred
10 years of experience in Real Estate, Facilities, Financial Services and/or Project Management in a regulated industry desired.
Demonstrated ability to think globally and strategically, with a strong focus on effective stakeholder relations. yet listen to the voice of internal customers
Category experience with Maintenance, HVAC, Waste Management, Building Services, Janitorial and Sanitation, Material Handling, Fire Life Safety, etc.
Experience with project management approach to achieving results.
Demonstrated success managing a large portfolio of projects required a
High sense of urgency, highly driven to succeed with a strong focus on solutions to break through barriers
Working knowledge of applicable regulatory requirements (cGMP, DEA, OSHA, BOCA, EPA) and contract law
High energy level and strong self-motivation required
Executive level presentation skills
Strong influencing and negotiation skills
Ability to lead, develop and motivate suppliers and cross-functional teams, while working collaboratively
Negotiator with knowledge of cost tools such as material breakdown, benchmarking, value analysis, value engineering, make or buy, demand management, etc
Strong analytical skills with the ability to quantify/evaluate manufacturing processes and technologies to ensure “best cost” solutions for purchased components and new product cost parameters
Able to work effectively in a matrix environment
Knowledge of the full value chain, including purchasing/supply chain, lean, etc.
Experience in Microsoft Office products such as Excel, PowerPoint, Word, and SharePoint.
